Buying Sedona Real
Estate
If you are interested
in buying a home, condo or property anywhere in the Sedona Arizona area, read
this first so you are well prepared to buy in this market.
Get Pre-approved!
This is a vital step in the home buying process. Sit
down with a lender and go over all your finances. Once the
lender determines the maximum amount of mortgage payment your income can support
they will write up a letter stating you have been pre-approved for a loan. If
you know the price of the home you are making an offer on, your lender should be
able to write the letter for that amount. You don't want to let the seller know you are
approved for more than the offer price as they may hold out for more. (My Puyallup real estate contact has a great article
on pre-approvals)
As your buyer's agent, I can help with
all the aspects of writing a strong and competative offer. Buyer's really are in
the drivers seat right now and because this is a buyer's market, you can be sure
that your terms can be negotiated and agreed upon to some degree. (Learn more about buyer's agent from my La Grande OR real
estate connection)
Get an inspection!
Whether or not you are going to ask the
seller to do any
repairs to fix anything, having an inspection is still a great way to learn more
about your home. A good inspector can give you an idea of how old major
appliances in your home are so you know when you may need to replace
something like a furnace, water heater or even the roof. (for more
information on home inspections, visit my Alamogordo real
estate connection.)
Get Insurance!
If this is your first time buying a
home, you will want to shop around for home owner's insurance. Sometimes sellers
offer a one year home warrenty which covers issues if something should break in
the first year. But having home owners insurance is required by your lender in
case the home should burn down or be burgalarized. Make sure escrow has
this information when requested. (My Olympia real
estate affiliate has a great article first time
homebuyers.)
These are some simple steps in
the road to home ownership. (Check out my home buying seminar
contact for more info on how to buy a
home) For more information
